With the introduction of the Renters’ Rights Act 2025, taking effect in England on May 1, 2026, the sector is undergoing its biggest shift since the Rent Act 1977.
What’s Changing for Landlords
One of the biggest changes to note is Fixed-term contracts are replaced by monthly, tenancies and the removal of Section 21 “no-fault” evictions, meaning you now need a valid legal reason to regain possession.
Rent increases are also being tightened – limited to once per year and expected to reflect market rates. Other changes include pets and discrimination.
