Our fee structure is completely transparent. We have no hidden landlord fees (please refer to our landlord fees). We do not mark-up contractor fees or add on hidden “administrative” fees to works carried out for landlords. As an accredited letting agent, 100% of our energies are focused on the priorities and needs of the landlord, and, unlike estate agents, we are never distracted by sales, mortgages, conveyancing, or surveying. Property Management Service
12% including VAT of the monthly rent (per property) plus an annual administration fee of 8% of one year’s rent including VAT. As an example, if the rent is £700 PCM This equates to £700 X 12 (one year’s rent) X 8% which equals AN ANNUAL ADMINISTRATION FEE OF £672 per year.
The annual administration fee includes Rent Protection & Legal Expenses Insurance, professional photography, advertising on Rightmove, Zoopla, On the Market and social media marketing, viewings, professional credit and reference checks, Professional inventory, midterm inspections and checkout by a professional inventory company, contracts, standing orders, notifying utilities, contract renewals and re-letting the property.
We have now included an out-of-hours triage service at no extra cost. This service connects tenants to tradespeople over video and can reduce call-out charges by up to 50%.

Our Fees (this is what we do)
- Property Management Service 12% including VAT of the monthly rent. (Per Property)
1a. Annual Administration Fee 8% of the annual rent including VAT payable from the first month’s rent. This is only applicable to managed properties, (this is per property and per room/tenant on house shares). This includes rent guarantee and legal cover insurance. - Landlord Rent Collection Service 10% including VAT of the monthly rent plus the fee for the letting only service. (Per Property)
- Letting Only Service 100% of one month’s rent plus VAT, minimum fee £1000.00. inc. VAT (Per Property)
All fees apply per property and not per tenant.

Each service includes many items that other high street agents add on as chargeable extras. Our fees are entirely transparent, and we do not agree with these “add ons” that mount up, inevitably spiraling out of control.
Rent Guarantee
As part of our fully managed service, your property is covered by our rent and legal policy, which is included in our annual administration fee of 8% including VAT of the annual rent inc, payable from the first month’s rent. This policy covers non-payment of rent by the tenant and legal costs. (this policy only applies if we have had to serve notice on the tenant on grounds such as non payment of rent).
Should you prefer to arrange cover with an alternative insurance provider, you must inform us of your intention to do so and provide us with a copy of the policy certificate prior to the tenant moving in. We would not be able to manage any claims which may arise for an alternative insurance provider. This applies to gross rent premium or other money payable throughout the term and any extension of it, whether fixed term or periodic, if we are instructed to act on your behalf.
Our annual administration fee is a fixed non-refundable fee, whether we set up a rent guarantee policy or you set up your own. The policy can only be applied when an applicant has passed credit and reference checks conducted by Rightmove.

While your property is vacant this insurance will pay a proportion of the rent for up to 2 months after vacant possession.
