Landlords, Have Confidence in Your Property

As we're staring at the dawn of a brand new year, it's time to get up, get motivated and get rolling with a fresh mindset.

And beloved landlords, we have a New Year's message for you: 2018 is the year to have confidence in your property.

Now’s time to make your property magnificent, aspirational and a home that attracts top-quality tenants.

Consider this for a moment...

Do Michelin starred restaurants worry if a McDonald's opens across the road? Not a chance.

Good tenants are looking for the best property their budget can find. That said, you should always aim to make your property the best one on the street.

How do you do that? Well, you should make sure your property stands out from the crowd. And here are a few tips to help you do just that:

  • Fit visually striking and tasteful light shades and curtains throughout your place.

  • Ensure every notable area of the home is freshly painted - this will make it shine.

  • Fix all maintenance issues, especially visible ones prior to starting with any photography and marketing efforts.

  • If the property is furnished, dress it with bedding, pictures, and ornaments that complement one another.

  • Don’t forget to make sure that all light bulbs are working.

  • Take some time to trim, weed, prune, mow, sweep and keep your garden in good order.

  • Mirrors bring more light into a property and make them seem larger.

  • In cold weather, keep the heating on low: there is nothing worse than viewing a house that feels like you have walked into an abattoir freezer - a cold home doesn’t exude a very homely vibe to potential tenants.

In a nutshell, you need your property to jump off the page on websites, and then make people fall in love with it during viewings - these are the two key elements to letting success.

You want your property to be the last house an applicant views when searching - a potential home that makes them stop in their tracks and reach for the phone in excitement. That’s what you’re aiming for.

Do this and you will enjoy supreme success as a landlord this year, and beyond…

It’s simple: a pristine property will achieve a fair market rate and will most likely see tenants staying for longer periods. Also, and there’s no use denying it, a good standard of accommodation attracts good tenants.

In 2018, get your property into shape and prepare to attract the kind of tenants - and make the profits - we know you deserve.

This year, be the property that tenants aspire to. We know you can do it.
